Due to the demanding rate at which today’s building projects are being developed, there is usually not enough thought given to building services commissioning. Often, building programmes slip and the commissioning time period is significantly condensed. In some cases, this forces commissioning to be being completed after the expected PC date. If the commissioning process is not given enough attention early in the development this will lead to poor commissioning outcomes resulting in unhappy tenants, disgruntled clients, poor building performance and targets such as NABERS and Green Star not being achieved.

Commissioning Management is a structured process from design through to handover and post occupancy that will plan the commissioning process to ensure there are no surprises and commissioning will be completed as it should be.

We would ideally be involved as early as possible in the project to ensure that the design is commissionable and ensure the services installations progress in line, to ensure systems are ready to commission.

Asset Commissioning Management bring solutions to commissioning challenges as they arise and provide expertise in the design process focusing on commissionability, compliance, maintenance and energy consumption.

We interact with all stakeholders throughout the project to bring the desired and expected outcomes without operational issues.

  • Creation of a commissioning specification
  • Commissioning reviews of building services specifications for commissioning clauses before the tender period
  • Creation of a commissioning specification to be issued at tender
  • Check drawings for commissionability
  • Production of commissioning plan specific to the development stages
  • Chairing of commissioning meetings
  • Management and witnessing of off-site tests
  • Review of contractors commissioning plans and functional descriptions for acceptance.
  • Inspections and progress reporting
  • Building services systems management and witnessing
  • Management of life safety fire matrix testing
  • Production of Integrated System Testing scripts, managing, reporting and acceptance of the testing
